New Building for Jam Hops in Ham Lake!

The popular gymnastics, dance, and cheerleading facility, Jam Hops, is building a new 31,000-40,000 sf building on a 5-acre industrial site at the north border of Blaine in Ham Lake, MN with the help of Premier Commercial Properties! Upon completion in late summer 2017, this will be one of Ham Lake’s largest buildings. 

Jam Hops New Building in Ham LakeBrenda Nolby, Jam Hops owner, says, “Our main goal in building this new facility is to consolidate our three locations in Blaine and Ham Lake to a spacious, modern facility in a single location that is close to our current facilities and convenient for our families and participants. Jam Hops has had an extensive waitlist, but with this new building, capacity will increase by more than 50% allowing more families and participants to enjoy our programs. In addition, we’ll have a bigger program offering plus room to grow in the future.”

With the help of Lampert Architects, Nolby designed spaces specifically for dance, gymnastics, and cheerleading which require large, open areas. There is also an area perfect for their Leap-N-Learn Academic Preschool program for 3-5 year olds. Special parent viewing areas in the dance studios and gym allows parents to watch their kids during activities, which makes Jam Hops unique. Nolby says, “It’s not typical for traditional gymnastic and dance studios to have this guest amenity.”

Premier Commercial Properties Helped with Several Key Challenges

Nolby first contacted Marty Fisher, broker and partner of Premier Commercial Properties, after being referred by SBA lender, Scott Schake of CMDC. Marty facilitated an extensive site search which included land for sale, buildings for sale, and rental properties. A lease space was ultimately found, but after a year of continued growth and nearly busting at the seams, Nolby contacted Fisher again to find land where she could build a new facility from the ground up.

“Marty helped narrow down the best sites with a comprehensive understanding of what I needed. He explained the drawbacks; problem solved and made it happen. After we found the perfect site that was the size we wanted in the price range we needed and in the ideal location, Marty negotiated with the land sellers to do a contract for deed and created financing solutions with a structure that makes it possible for small businesses to get started or continue to grow.” Nolby identified three major challenges where Fisher helped:

  • Developed a creative financing solution which includes an SBA loan from CMDC, bank loan, and financing from Ham Lake Development, MCCD, and private investors.
  • Worked with the City of Ham Lake, DNR, watershed district, builder and engineers to coordinate efforts and create solutions to simplify the process, which saved time and ultimately the owner's money.
  • Provided a site search that discovered the perfect location, site size, and price that fit the budget

Fisher said, “We worked with Jam Hops to negotiate a favorable purchase agreement, provided quality financing contacts and suggested financing opportunities that are not traditional. Many people often think traditional bank loans are the major means of financing, but there are a variety of opportunities that we help owners facilitate with cities, counties, development organizations, and private investors to help make the down payment, finance a new building or business and ultimately help get the project done.” In addition to the site search, financing, and engineering solutions, Fisher also discussed the building layout to maximize the site.

Stone Construction, the project’s general contractor, is scheduled to break ground for the new Jam Hops building in Spring 2017.
