I say good-bye to my dog Mac and head over to an office building in Ramsey to meet the HVAC guy. The boiler’s getting worked on, and I have to let him in. While I’m there, I walk through the building to make sure the common areas are in tip-top shape. Before I go, I drop off lease renewal paperwork with a tenant.
After swinging through the drive-thru for a cup of coffee, I stop in at the Premier office in Coon Rapids. I ask our office manager Bobbi for any messages that have been left for me since yesterday and add them to my call list for the day. I spend an hour calling on delinquent rents and cold-calling a couple of landlords I’d like to work with. Before I head out again, I prepare a lease contract for a tenant I’m meeting with this morning.
I write down the address of a strip mall I see on my way to my next appointment. There are a few vacant spaces that I know I could fill for the property owner. I arrive at the industrial building in Blaine and meet with the tenant. We review the lease contract and set a deadline for signing it.
I meet John, another Premier property manager, for a quick lunch out. We talk through how we’re going to approach negotiations with the new electrician and landscape company we’re vetting.
After lunch, I head back to the office. I blocked time out on my calendar to spend an afternoon prospecting deals on whether or not they’re meeting their cash flow goals. It’s always good to have some data queued up when I meet with prospective owners. I make a cup of coffee in the office kitchen and spend a few minutes running searches for new leases or sales that may have come to market.
Rich pops his head in my office to ask me to help him tackle his list of leasing inquiries. I am able to get through a couple of calls before I get an urgent text from a tenant about a garage door that won’t open. I grab my keys, give our garage door repair company a ring, and head over to the property.
As I wait for the garage door repairman to finish up, I take a quick walk through the building to make sure everything is in order. I make a list of a couple of burned out lightbulbs and a chipped window to take care of. Before I leave, I check Yardi, our management app, to make sure I don’t have any delinquent rents in this building. All clear!
I sit in my car for a few minutes to make a to-do list for tomorrow morning. Then, it’s time to meet the team for happy hour before I head home to let Mac out.
